EPCs for older, solid-wall and listed homes

Traditional buildings do not behave like modern ones, and the standard assessment method was not designed around them. This guide explains why an older home’s EPC can under-represent its real performance, and why breathable, moisture-aware thinking matters before you insulate.

Solid walls are a different animal

Most homes built before roughly the 1920s have solid walls rather than the two-leaf cavity construction that became common later. A cavity wall has a gap that can often be filled with insulation, whereas a solid wall – typically brick or stone, sometimes a metre thick in older stone properties – has no such gap. That single difference changes almost everything about how the building loses and manages heat and moisture.

It also changes how the wall should be treated. Solid masonry, lime mortar and traditional renders were built to absorb and release moisture rather than resist it entirely. Applying a modern, low-breathability approach to a wall designed to breathe can trap water in the fabric, so the right measure for a cavity wall can be the wrong one for a solid wall.

Why the model can misjudge traditional fabric

A domestic EPC is produced by an accredited assessor using RdSAP, a reduced-data method that infers a building’s properties from its age, type and construction where measured evidence is not available. New builds use the fuller SAP method. RdSAP is efficient and consistent, but it leans on standard assumptions, and traditional buildings are exactly where those assumptions can be least reliable.

Some research suggests that the heat loss of certain solid and stone walls can be assumed to be worse than it actually performs in practice, which may push the modelled rating lower than a real building deserves. The lesson is not that the EPC is wrong to distrust, but that for an older home the headline band should be read alongside the detailed assumptions. Moisture and breathability come first

The single biggest risk when improving a traditional building is getting moisture wrong. Solid walls, timber and older finishes rely on being able to dry out. Insulating a solid wall – whether internally or externally – interferes with that drying, and can shift the point in the wall where warm, damp air condenses. Done without care, this can lead to hidden damp, decay of embedded timbers, or mould.

That is why breathable, vapour-open materials and adequate ventilation are central to any traditional retrofit. Insulation and ventilation should be planned as one system, not two separate jobs, so that the fabric stays dry as it becomes warmer. In many older homes this argues for a slower, well-detailed approach rather than the quickest route to a higher band.

Before you touch a traditional wall

  • Confirm the construction – solid or cavity – before assuming a wall can simply be filled.
  • Treat insulation and ventilation as one system so the fabric can still dry out.
  • Favour breathable, vapour-open materials where a wall was built to manage moisture.
  • Check whether the property is listed or in a conservation area, as some measures need consent.
  • Take specialist heritage-retrofit advice before any major solid-wall work.

Listed buildings and conservation areas

Protection adds another layer. In limited cases, a building protected because of its architectural or historic interest can be exempt from the requirement for an EPC where compliance would unacceptably alter its character or appearance. This is nuanced rather than a blanket rule for every old or listed property, so it should not be assumed – confirm the position for your specific building on gov.uk before relying on any exemption.

Even where an EPC exemption does not apply, listed-building consent or planning permission may be needed for changes such as external wall insulation, replacement windows or altered openings, especially in a conservation area. The most reliable early step is to speak to your local authority’s conservation officer, who can tell you what is realistic for that property before you commit to a design.

Where specialist advice pays for itself

Heritage fabric rewards expertise. A surveyor or retrofit professional experienced with traditional buildings can assess how the specific walls, floors and roof actually behave, recommend compatible materials, and sequence the work so that one measure does not undermine another. This is quite different from applying a standard package designed for modern construction.

Good advice also protects value. A poorly executed retrofit can cause damp and decay that cost far more to put right than the energy saved, whereas a sympathetic scheme keeps the building healthy while improving comfort. Low-risk measures usually still apply

None of this means an older home is stuck. Many of the lowest-risk measures apply to traditional buildings just as they do to modern ones: sensible draught-proofing, topping up loft insulation, insulating the hot-water cylinder and accessible pipework, and improving heating controls and low-energy lighting. These tend to improve comfort and reduce heat demand without disturbing the way the walls manage moisture.

The reasonable order is to start with those measures, then plan any solid-wall work carefully with specialist input and the necessary consents.
