How to improve your EPC rating
Improving an EPC rating is really about improving the home the model describes. Work with the building’s fabric first, keep it dry and well ventilated, and prioritise measures in a sensible order rather than chasing a single number.
The rating is a model, so what it “sees” matters
A domestic EPC is produced by an accredited assessor using RdSAP, a standard method that models the building from its dimensions, construction, insulation, heating, hot water, ventilation and lighting. New builds use the fuller SAP method. Because the figure is modelled rather than metered, the rating responds to what the assessment records – not to how carefully you happen to live in the home.
This has a practical consequence. Work that genuinely reduces heat loss will usually be reflected, but only when the record captures it. Insulation that is present yet marked as “assumed”, or improvements made after the last assessment, may not be counted until a fresh certificate is produced with evidence. Start with low-disruption measures
The most sensible starting points are usually the least disruptive. Topping up loft insulation to a good depth, draught-proofing around doors, windows and unused openings, insulating the hot-water cylinder and accessible pipework, switching to low-energy lighting and adding effective heating controls are all comparatively straightforward. None of these requires major building work, and several can often be done without a specialist.
These measures matter because they tackle the parts of the model that lose heat cheaply to fix: an uninsulated cylinder, a cold loft or a boiler with no room or programmer control. They are also the changes most likely to improve day-to-day comfort at the same time, which is why they tend to be recommended before anything larger is considered.
Fabric first, before a new heating system
It is tempting to jump straight to a new heating system, but a fabric-first approach usually serves the building better. When you reduce heat demand first – through insulation, draught-proofing and glazing where appropriate – a future heating system can be smaller, run more efficiently and cost less to operate. Reverse the order and you may size a system for a home that still leaks heat.

A sensible order to consider
- Fix repairs, damp and uncontrolled draughts so later work performs as intended.
- Insulate the easy wins: loft, hot-water cylinder and accessible pipes.
- Improve controls and lighting, which are low-cost and low-disruption.
- Plan larger fabric work – walls, floors and glazing – with ventilation in mind.
- Consider the heating system once heat demand and fabric are understood.
Walls, floors and glazing
Larger fabric measures – insulating walls or floors and upgrading glazing – can have a real effect because external surfaces account for a significant share of heat loss. The right approach depends heavily on construction. Cavity walls, solid walls and different floor types each call for different methods, and getting the detail wrong can create more problems than it solves.
These measures are also more expensive and more disruptive, so they reward careful design. Junctions, thresholds and window reveals need thought so that insulation is continuous and cold bridges are minimised. For traditional or solid-wall homes in particular, take specialist advice before committing, as these buildings can behave very differently from modern construction and are easily harmed by the wrong measures.
Ventilation and moisture when you insulate
Making a home more airtight and better insulated changes how moisture moves through it. Without adequate ventilation, warm damp air has fewer places to escape, which can lead to condensation, mould or damage to the fabric. Good retrofit treats insulation and ventilation as one system rather than two separate jobs.
In practice this means keeping controlled ventilation working – extract fans, trickle vents and, in some homes, mechanical systems – and being cautious about sealing a building tighter than its ventilation strategy can support. Comfort, bills and the rating are related, not identical
It is worth remembering that the rating, your bills and how comfortable the home feels are connected but not the same thing. The EPC estimates modelled energy cost under standard assumptions, whereas your bills depend on tariffs, weather, household size and how the home is used. Sensible measures usually improve all three, but a small point change on the certificate is not, by itself, a reliable measure of comfort or savings.
