What the service does

A postcode or address search can lead you to a property’s EPC record and the headline information that helps make sense of it: energy rating, construction and fabric details, heating information, assessment date and public heritage context where available. The aim is to reduce the time spent moving between registers when you are carrying out early research.

The service is designed for exploration. It can help you formulate better questions, compare public records and decide what to investigate next. It is not an estate-agent listing, a condition survey, a retrofit design, legal advice or a substitute for an accredited assessor or other qualified professional.

Our sources and approach

We use publicly available information from the Energy Performance of Buildings Register, planning.data.gov.uk, HM Land Registry and postcodes.io. Data from a public register can still be incomplete, delayed, recorded differently from a local address or superseded by later work. We show source labels so visitors can tell where a section comes from and can check the official record when it matters.

We write our guides independently in plain English. They explain how to use an EPC responsibly and link to official government sources for rules, certificates, support and assessment services. We update the guides when material guidance changes, but visitors should always check the linked source for the current position.

What we do not do

• We do not create, alter or replace an official EPC certificate.
• We do not guarantee that a public record is current, complete or suitable for a particular decision.
• We do not recommend a particular installer, product or energy measure through the lookup results.
• We do not ask visitors to rely on the service instead of appropriate inspections, permissions or professional advice.

EPC Checker is operated by ECOFutures. Questions about the service, a correction to our explanatory content or a privacy request can be sent to george.ecofuturesgb@gmail.com. We cannot correct the source registers on their behalf, but we will point you to the relevant official route where we can.
