What the service does

A postcode or address search can lead you to a property’s EPC record and the headline information that helps make sense of it: energy rating, construction and fabric details, heating information, assessment date and public heritage context where available. The aim is to reduce the time spent moving between registers when you are carrying out early research.

The service is designed for exploration. It can help you formulate better questions, compare public records and decide what to investigate next. It is not an estate-agent listing, a condition survey, a retrofit design, legal advice or a substitute for an accredited assessor or other qualified professional.

Our sources and approach

We use publicly available information from the Energy Performance of Buildings Register, planning.data.gov.uk, HM Land Registry and postcodes.io. Data from a public register can still be incomplete, delayed, recorded differently from a local address or superseded by later work. We show source labels so visitors can tell where a section comes from and can check the official record when it matters.

We write our guides independently in plain English. They explain how to use an EPC responsibly and link to official government sources for rules, certificates, support and assessment services. We update the guides when material guidance changes, but visitors should always check the linked source for the current position.

How we write our guides

Our guides are written in-house by the ECOFutures team from experience of domestic energy assessment and retrofit work, and are edited for plain English before publication. We write them ourselves rather than syndicating or generating filler, because the point of the knowledge base is to answer the questions people actually arrive with.

That experience is not incidental. ECOFutures operates as an accredited domestic energy assessment practice — accredited with Elmhurst Energy Systems Ltd (assessor number EES/035222) and with ECMK (assessor number ECMK307477). When a guide explains what an assessor records, why an entry says “assumed”, or why a measure is harder than it looks, that comes from carrying out the work rather than from summarising somebody else’s article. Those accreditations cover the assessment practice; EPC Checker itself remains a research tool over public data, not an official register or a government service.

We hold to a few rules. We describe what the rules currently are and say plainly when something is only a proposal, rather than presenting consultations as settled law. We do not invent statistics, savings figures or deadlines — where a number would be a guess, we describe the position qualitatively and link to the official source instead. We avoid recommending specific products, installers or financial arrangements. Every guide ends with the government sources we relied on so you can check the current position yourself.

Guidance changes, and a page that was accurate when written can drift. We review and update the guides when material guidance changes, but the linked official source is always the authority. If you spot something wrong or out of date, please tell us and we will look at it.

What we do not do

• We do not create, alter or replace an official EPC certificate.
• We do not guarantee that a public record is current, complete or suitable for a particular decision.
• We do not recommend a particular installer, product or energy measure through the lookup results.
• We do not ask visitors to rely on the service instead of appropriate inspections, permissions or professional advice.
