By using EPC Checker (the “service”) you agree to these terms. If you do not agree, please don’t use the service.

What the service is

EPC Checker is a research aid for property and energy assessors. It gathers publicly available information about UK properties — EPC certificates, fabric and heating details, price history, heritage constraints and imagery — into a single view.

Accounts

Accounts are created by an administrator; there is no public sign-up. You are responsible for keeping your login details secure and for activity under your account. Tell us promptly if you think your account has been compromised.

Accuracy & intended use — important

The information is reproduced from third-party official registers and may be incomplete, out of date or contain errors. It is provided for research and guidance only and is not a substitute for an inspection or professional judgement. Always verify details on site and against the official registers before relying on them. You use the information at your own risk.

Acceptable use

  • Don’t use the service unlawfully or to infringe anyone’s rights.
  • Don’t attempt to disrupt, overload, scrape in bulk, or gain unauthorised access to the service.
  • Don’t misuse personal data obtained through the service.

Data, copyright & attribution

Property data is sourced from the Energy Performance of Buildings Register (EPB Data API), planning.data.gov.uk and HM Land Registry (© Crown copyright) and is used under the Open Government Licence v3.0; postcode coordinates are from postcodes.io. Address data may be subject to separate Royal Mail / Ordnance Survey rights. These owners’ rights are reserved. The EPC Checker name, design and original code remain ours.

No warranty

The service is provided “as is” and “as available”, without warranties of any kind, including as to accuracy, availability or fitness for a particular purpose.

Limitation of liability

To the fullest extent permitted by law, we are not liable for any loss or damage arising from your use of, or reliance on, the service or the information it presents. Nothing in these terms limits liability that cannot be excluded by law.

Changes

We may update the service and these terms from time to time. Continued use after a change means you accept the updated terms.

Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
